Psychic Phone Readings Are They Worth the Money?

Posted in Psychic Phone Readings on May 4th, 2007

Throughout the course of our lives, each and every one of us will be faced with critical decisions and concerns. The vast majority of these issues tend to fall into two categories: financial and emotional. Should I take the job? Will I ever get out of debt? Should I move to a different area? Will I ever get married? Will I have children someday? These are just a few of the major questions that people look to answer in their own lives. And while most of us turn to family and friends for advice, there are many people who enlist the help of a phone psychic to lead them in the right direction. In this article, we’ll take a closer look at psychic phone readings while trying to answer one very important question – Are they worth the money?

If you have ever been channel surfing late at night, chances are good that you have seen an advertisement for psychic phone readings. These commercials usually claim to answer all of your most pressing questions through the power of tarot, rituals, or spells. And best of all, this information can be yours for the small fee of $9.99 per minute! Ouch. The first thing you should know is that most reputable phone psychics will not charge readings by the minute. This is a classic scam designed to leave you with an exorbitant phone bill. The “psychic” will try to keep you on the phone as long as possible with vague descriptions and murky predictions, all the while cashing in on your naivety. A reputable psychic will give you a fixed rate for a fixed amount of time up front, so there are never any surprises.

O.K., so we have established that you should be paying a fixed rate for any psychic phone readings. But are these types of readings worth the money? Well, it really depends on what you are hoping to gain from such a reading. If you are looking for a concrete black or white answer to your concern, then a psychic phone reading is definitely not worth your time or money. However, if you are looking for guidance to provide you with a starting point, then a phone reading may be beneficial. It is important to remember that the final solution to any problem you may have will be discovered by you alone. While a phone psychic may be able to give you a new perspective or angle in looking at your issue, it is ultimately up to you to control your own destiny.

If you decide to go ahead and have a psychic phone reading, there are a few last tips you should follow. First, you should be able to find a reputable psychic who offers a quality reading (half hour or longer) for less than $100. Second, if you are searching for a psychic online, be sure to do plenty of research regarding their background. Finally, ask the people closest to you (friends, family, and co-workers) if they have ever tried such a service. If they have, ask about their experience and whether they would recommend the psychic they worked with.

Hopefully, this article proved helpful in determining whether a psychic phone reading might be worth the money in your own situation. Always remember – while a psychic phone reading may be of use to you, it will not be able to neatly solve the problem at hand. Only you have that capability. Good luck!

Leotard Etiquette Should You Be Wearing One?

Posted in Leotards on May 4th, 2007

It only make sense that an article of clothing that clings to the body and leaves little the imagination would have an etiquette with it. Knowing when it is and is not okay to wear a leotard can mean a lot when it comes to your social standing and self-worth. Wear it at the wrong time and you can be ostracized, but wear it at the right time and you will be hailed as a fashion guru. So how do you know when it is okay to wear a leotard? There are some simple rules you can follow.

First in leotard etiquette is that you can wear a leotard if you are appearing on stage. If you are dancing, in a ballet, part of an opera, or doing performance art, you can wear a leotard and you will be fine. If you are a rock star, you can wear a leotard in only a couple of situations: if you are a woman or if you are an 80’s hair band lead man (see Poison, Twisted Sister, or Abba). A basic rule of thumb, though, is that if you are on stage performing, you can get away with a leotard.

Secondly, when it comes to leotard etiquette, keep in mind that a leotard is never okay if you are severely overweight or obese. When little is left to the imagination, you can end up painting a picture nobody wants. If you are a man, this goes double as you are put on display at a level that is beyond description. In fact, when the leotard actually debuted in the 19th century on a French trapeze artist, it is said that many came to see the outfit and what it displayed more than the act itself.

Thirdly, leotards are okay if you are a super hero or playing one for Halloween. Superman, Batman, and many other comic book superheroes made the leotard okay. Its sleek tight fit make for a great outfit when fighting crime. No extra fabric to get snagged and nothing to resist wind as you fly or run at the speed of light. If you are going the super hero route, however; you must make sure you wear proper boots and cape to complete the ensemble. Also, superhero leotards should always be worn with bikini briefs over the top. Heroes are modest.

When it comes to leotard etiquette, you have to ask yourself if you should be wearing one. As a piece of clothing that stands out and leaves little to the imagination, you should think long and hard about what you are putting on if the option of a leotard comes up. If you are performing dance, performance art, or hair band music then you are probably okay. Also, if you are a super hero or just trying to play one for a costume party or Halloween, again, you should be okay wearing a leotard. If, though, you are more than a little overweight or not confidence in what you are displaying, a leotard is not okay. A good rule of thumb for leotard etiquette is when in doubt, wear something else or something over it.

The Facts About Endometriosis Laparoscopy

Posted in Health & Fitness on May 4th, 2007

Though ultrasound can be useful to help find signs of endometriosis, this tool does not always tell the true tale of what is going on in many women. The ultrasound is a great tool for many things, but it does have a disadvantage when it comes to diagnosing this condition. There are times when it just can’t pick up the nodules that often indicate that there is a problem. The next step after this type of diagnostics is to then use endometriosis laparoscopy surgery to get a better look at what is going on inside.

Laparoscopy is a tool that is used in many different areas of medicine. This tool takes some practice, but gives the doctor ‘eyes’ to see inside the body without being as invasive as open surgery. Laparoscopy involves a tiny camera that can be inserted into the body through a very tiny opening. It has a light attached, and can be used to aid in surgeries like gastric bypass, and can also used for exploratory surgery to search for signs of endometriosis, among other things. This greatly cuts down on recovery time for many people as the incisions are small.

When a person undergoing a laparoscopy for endometriosis, the doctor will probably make a small incision in the belly button. The patient can be either completely knocked out, or in some cases, a local anesthetic can be used so that the patient can remain awake. A small tube containing both light and a tiny video camera are inserted. Some sort of gas (almost always carbon dioxide), is usually then inserted so that the abdomen inflates. This allows the camera and the surgeon to see what’s going on inside better. This also allows others to view the surgery as well. The spots that are suspected as being areas with endometriosis growth will be explored.

There are times when this is done as a purely exploratory procedure and other times, it can be used to help the surgeon see where the endometriosis is located for removal. Though removal is sometimes possible without more incisions, there may be instances when more incisions might be needed to remove the tissues that need to be taken from the body for biopsy purposes.

These incisions are usually located down near the pubic area, in what you’ll probably know as the bikini area. Before performing this procedure your doctor should go over all of the possibilities of what should happen during the surgery, any actions they will take and if any risks are involved.

Once your endometriosis laparoscopy is done, a recovery time is normally pretty quick. Nausea is quite common, and recovery take only a few days. There may be some pain in the shoulders due to the gas that was used during the surgery. That should go away rather quickly. There may be some general pain and discomfort in the abdomen area, but painkillers usually handle it. If pain goes above and beyond what the pills can handle, or if you develop a fever, go back to your doctor immediately to make sure everything is okay.

The Benefits of Fixing A Bad Credit Report

Posted in Bad Credit Report on May 3rd, 2007

If you are living under a rainy cloud of bad credit, you probably want to know how to fix your credit report. The first step is to have a positive attitude about money and soon you will be on your way to fixing bad credit, which is a very important goal.

Good credit renders you a successful credit card and loan applicant. If you’re a student going to college, a potential homebuyer, or anyone else in need of a loan, you need to fix your credit report, otherwise you may not be able to pay for tuition or that new home. Credit history matters and you need to know yours.

If your credit report has bad marks, a consequence of outstanding debt, you should immediately pay the debt off. The debt with the highest interest rates should be your top priority. If you find this task too overwhelming, contact a non-profit credit-counseling association to receive help and guidance for your financial concerns. You can develop a debt-consolidation plan and a counselor can even get in touch with your creditors and convince them to reduce the amount of money you owe.

Furthermore, do not open unnecessary accounts. They will simply burden you with more bills and ultimately, debt. Until you have established a good credit history, new credit cards should be avoided entirely. Only borrow money for your needs. Even if you have a high income, credit cards can still hinder you financially.

Creditors assess your report and ultimately decide whether or not to grant you a credit or a loan and once an application is accepted, they will then determine how much money to lend you. The national credit bureaus are responsible for collecting the information in your credit history and they relay it all to lending institutions and the like. But you can receive a free copy of your credit report and thus know exactly what’s in it as well. A healthy way to keep your credit in check is to check your credit report at least once a year. This way you can keep an eye on how you’re doing financially and also correct any errors.

By learning to deal with your money and also by keeping a keen eye on your credit report, you will be able to fix your credit report in no time.

How to Finance an Investment Property

Posted in Investment Property on May 2nd, 2007

The secret in real estate business is to use other people’s money. This is how most real estate tycoons are made. Unlike traditional residential real estate mortgages, real estate financing offers much broader financial options, including lending or financing from various financial institutions. Transactions like these call for above-average negotiation skills.

It’s not advisable to invest your own money in a real estate as for a few very important reasons. First, you you tend to give most of your profits away by not leveraging your investment. Second, real estate is a very risky business – you don’t want to jeopardize everything you have.

This is not to say that real estate investment is all about losses. On the contrary. if you know how to make money work for you, you may actually garner a great deal of money in return for your investment.

Here’s how:

If, for example, you purchase a $100,000 property that increases an average of 7 percent per year (in reality that number could be higher or lower), you would see a net profit from renting your property resulting in an approximately 15 percent return.

If you’re content with little return of investment, you might settle with your 15 percent return. But if you really want to earn on your investment, consider the possibility of what leveraging can do for you. At present, a typical real estate investor can find financing as high as 95 to 97 percent of the purchase price. There even some instances where you may be able to get a 100 percent financing but we won’t use this for our example as it’s an inadequate comparison.

So, if you’re are an investor who is already content with a smallreturn of investment then 15 percent sounds like a lot. But for those who really want to make it big in the real estate, 15 percent is far from being considered a noteworthy return.

How does leveraging work?

Let’s assume that the rental income will cover all your expenses, including the mortgage payments. Taking the same example, a 7 percent appreciation of your property results in a $7,000 profit per year. With a 95% financing in place, you’ll be able to get a $7,000 return on $5,000 (your 5 percent down payment on a $100,000 real estate property). This will provide you with a 140 percent return on your investment. Not only that, with the same $100,000 you can go out and purchase 20 investment properties, finance 95% percent of them, and make an amazing $140,000 profit a year. This totally beats the $15,000 profit with an all-cash transaction.

In terms of the additional 20 properties, expect to have a hard time getting financing for them since usually only five or six new rental property mortgages are the maximum that lenders presently allow. Which is why you need to have an above-average negotiation skills.
